How long will it take to sell my home? It’s the question I hear most, and the honest answer is that it varies more than most sellers expect.
Some homes go under contract in a matter of days. Others sit for weeks, even months. A lot of sellers chalk that up to the market, but the market is rarely the real story. What actually drives your timeline is mostly within your control, so let’s look at what moves a home faster.
Price is the biggest factor. Buyer interest peaks the moment a home hits the market, which is why the price has to be right from day one. To keep it simple for my clients, I give them one number to watch: 10.
- If we get 10 showings and no offer, we make a strategic adjustment, and quickly. Plenty of activity with no offer usually means buyers are weighing the home’s condition against its price and finding a gap.
- If we’re 10 days on the market with no activity at all, that’s the signal to reassess, too, because when a home is priced high, buyers simply don’t show up. What they see online are the photos, and either the photos don’t match the asking price or the price doesn’t line up with comparable homes they can pull up on any third-party site.
Condition matters just as much, and more right now. There’s a little more inventory on the market, which means buyers can compare homes side by side, in person. If yours needs work or doesn’t show as well-maintained, they’ll notice and hold it up against the next home they tour. When that next home is priced the same, offers similar features, and shows better, that’s where the offer goes.
I have sellers listing next month who are doing this exactly right. They met with my stager for a consultation. They’re handling some interior painting and pressure washing the outside. That’s the checklist: curb appeal outside, well-maintained and updated inside.
The first two weeks carry more weight than any stretch that follows. That’s when your home gets the most activity because the buyers who’ve been watching online are waiting for the right home to appear so they can call their agent and see it. The moment yours hits the market and checks their boxes, they schedule a showing. That’s why the photos have to be right, the marketing sharp, and the home genuinely ready.
A well-priced, well-prepared home is what draws the offer in that window. If two weeks pass without an offer, we address it because by then, you’re no longer reaching the buyers who were waiting for your home. You’re marketing to brand-new buyers just entering the search. Your prime opportunity is those first 10 days.
