In North Atlanta, you could own a house that’s either $400,000 or $1.5 million because this isn’t just a single housing market. There are dozens of them, with different areas and unique communities. Making the right choice turns your good move into a great one.

Johns Creek was just named the number one place to live in the country by U.S. News this year. It’s one of ours, so you’re in good company wherever you’re coming from.

1. Finding your community comes first. Relocating from another state means deciding without being able to drive around and get a feel for things, so narrowing down where you belong is the smartest place to start. Each community here has its own personality:

  • Alpharetta: a tech hub with a lively, walkable downtown, the Avalon shopping district, the Alpha Loop, and an outdoor amphitheater
  • Milton: space and character, with estate homes, equestrian land, and the charming Crabapple district of shops and restaurants
  • Roswell: a historic, walkable downtown and homes in just about every style
  • Johns Creek & Suwanee: family favorites, largely for the top-rated schools
  • Forsyth County (Cumming): more house for your money, with newer construction and bigger lots

Schools, lot sizes, and the overall feel change from one community to the next. That’s why having a local match you to the right one makes such a difference.

2. Georgia is good for your budget, too. This is the part people get excited about. The state income tax is a flat rate of around 5%, so a move from a high-tax state like New York or California can save you real money each year. Even from a no-income-tax state, the math still favors you, since property taxes are moderate here, with an effective rate under 1%, and your cost of living goes further.

3. Two local details are worth knowing early. One is a one-time cost: new residents pay a 3% vehicle title tax called the TAVT within 30 days of moving, about $1,000 on a $35,000 car. The other saves you money: the homestead exemption lowers property taxes on your primary residence, and counties like Fulton and Cobb add versions that guard against big assessment jumps as values rise.

It’s not automatic, though. You file for it, and the deadline is April 1st of the year after you buy. I remind my clients every January so it never slips by, because catching details like this is what a local agent is for.

4. Our market moves at a healthy pace. Well-priced homes sell in about a month, and the most desirable ones can go fast, sometimes with multiple offers. Many of my own listings have drawn multiple offers this year, and my buyers have had to compete, so I know this market from both sides. That’s a sign of how desirable the area is, and buying from a distance is still doable with the right person on the ground.

5. Buying from a distance is completely doable. Get pre-approved with a Georgia-licensed lender before you come, or if you’re paying cash, have your proof of funds ready. Decide on your top two or three communities ahead of time. Then, between visits to preview homes, lean on me to tell you which ones are worth the trip.
