Are you thinking of a suburban life in North Atlanta? You’ve probably asked which one’s better: Alpharetta or Johns Creek? It’s one of the most common questions I hear from buyers. Honestly, neither one is better. They’re both wonderful.

They’re next to each other in North Atlanta, and the right choice for you has almost nothing to do with rankings and everything to do with how you want your daily life to feel. So rather than crowning a winner, let me walk you through how the two actually differ, because that’s what really makes the decision.

The fastest way to narrow it down is to look at your commute. If work pulls you south into Atlanta, Alpharetta makes that easier, with more roads heading that way and quicker access to GA-400. The same trip from Johns Creek can cost you an extra 20 minutes each way, which adds up over a work week. If you rarely drive into the city, this barely matters. If you do it daily, it might decide the whole thing.

Schools are excellent in both, so the difference is consistency. Johns Creek has a slight edge; its schools are strong pretty much across the board, so almost wherever you land, you’re in a good zone. It’s a big reason it was named the number one best place to live in the country by US News for 2025-2026. Alpharetta’s schools are wonderful, too, but they vary more from one zone to the next, so which house you buy matters more. That’s the kind of thing I help clients map out before they commit.

On lifestyle, the real question is now or in a few years? Alpharetta is further along today, a genuine tech and business hub with the amenities to match, a charming, walkable downtown, and Avalon, with its shops, dining, amphitheater, boutique hotel, and concerts in the park, all linked by the Alpha Loop right off GA-400. So if you want that walkable energy right now, Alpharetta has it. Johns Creek is about to get its own version, and that’s where this gets interesting.

That answer is Medley, a new walkable town center opening in Johns Creek this October. It’s not just shops and restaurants, either. Medley has already landed Boehringer Ingelheim’s US Animal Health headquarters and its roughly 500 employees, a deal reported as the largest new Class A office lease north of the perimeter in nearly five years. So if you’re buying with a few years in mind, Johns Creek is about to close much of that lifestyle gap.

Where they split most clearly is the market, and it’s telling two different stories. These are my local numbers from this June. Alpharetta is on fire. The median sale price is up around $835,000, about 4% higher than a year ago, with homes sold up 36% in a single month and volume up 22% year over year.

Johns Creek is the calmer story, and I mean that as a compliment. Its median sits near $740,000, actually down about 5% from last year, which means real relative value, and yet homes are still selling in about 15 days at 99% of list price.

So one market is where the price growth and heat are, and the other is where your dollar stretches further without the market actually slowing down.

If getting outside matters most, Johns Creek pulls ahead. Both cities do families well, with great parks, playgrounds, and youth sports. But Johns Creek leans harder into nature, with the Autrey Mill Nature Preserve, connections to the Chattahoochee River, tucked-away green space, and some of the state’s most prestigious golf courses. Alpharetta weaves green space into its developments instead, so a walk from dinner to a trail is part of the appeal.

Put it all together, and the pattern is clear. Alpharetta is for you if you want energy, walkability, the best amenities today, an easy shot into the city, and the widest range of housing. Johns Creek is for you if you want school consistency, more room and yard, nature and golf, a quieter pace, and a town center on the way.

Neither one wins. The better city is just the one that fits the life you’re trying to build.
