There’s a specific kind of quiet that makes sellers nervous. The home has been listed for a few weeks, the photos are good, the price felt right when you set it, and then the updates from your agent all start to sound the same: no new showings, no offers. That’s usually when sellers start second-guessing everything at once: the price, the agent, the timing.

Before you change any of it, it helps to understand what the market is actually telling you. Part of what’s happening is bigger than your individual listing.

A few years ago, a home that wasn’t fully prepared could still pull offers because buyers had almost nothing to choose from. That market is gone. There is more inventory now, homes are sitting longer, and over half of listings nationwide are now sitting at least 60 days without going under contract, the highest share since 2019. Buyers have gotten choosy, and they’re weighing your home against everything else they toured that same weekend. The fixes that move the needle most are rarely expensive. They mostly take some intention.

There are three places I look first.

1. Start with the gap between showings and offers, because that gap is almost always about price. The number I pay attention to is 10. When a listing pulls around 10 showings in a week or two and still no offer comes in, that pattern tells me something exact: buyers like the home enough online to come see it, but once they’re inside, it isn’t living up to the price. In a market with options, buyers don’t stop to talk you down on a home that feels overpriced; they go buy the one down the road that fits.

So when I suggest an adjustment, it is never a random cut. I move the price to reach a different set of buyers. If a home is listed at $975,000, I will often recommend dropping to $950,000, because there are buyers who capped their online search at $950,000 and have never once seen your listing. Step into their bracket and you’re in front of a whole new audience overnight.

2. A quieter problem is when the showings aren’t happening at all. Little to no activity is buyers telling you, before they ever set foot inside, that what they see online doesn’t match the price. When a home genuinely interests someone and the price lines up, they call their agent and schedule a tour.

If those calls aren’t coming, I pull the whole listing apart. Are the photos landing the way they should? How many views is it getting on the major search sites? How are comparable homes nearby performing? I have access to that data, and I read all of it together, the marketing and the numbers, before deciding whether a change is needed.

3. When we’ve looked at everything, and the home is still sitting, the answer is often a full relaunch. After my client and I have each examined the listing from our own side, sometimes the smartest move is to take the home off the market and bring it back a few days later at a price that targets a different buyer pool.

The mechanics matter here: relisting feeds the home back into the FMLS (First Multiple Listing Service) and third-party sites as a brand-new listing, putting it in front of buyers at that price point who are searching right now. A reset is also the natural moment to refresh everything else: an evening-light photo shoot, a reordered photo lineup, and any new marketing worth trying. We are presenting it as new, so the goal is to capture the right buyer at the right price the second time around.
